Finding accessible and affordable rental housing can be difficult for people with disabilities. Without housing near jobs or appropriate transportation, qualified individuals with disabilities cannot benefit from employment and participate totally in their communities.

How much must you earn to afford the rent?   The accepted standard of affordability, your own personal housing wage, is the wage you would need to earn in order to pay no more than 30% of your income on rent.  Rent Calculators can give you valuable information about the rent 

HUD rental assistance: This site will guide you through the rental assistance provided by HUD.  Topics include helping individuals obtain reduced rental housing, low rent public housing, and voucher programs for rental assistance.

Housing Choice Voucher Program: This is the federal government's major program for assisting very low-income families, the elderly, and the disabled to obtain decent, safe, and sanitary housing.  It includes single-family homes, townhouses and apartments.  This site includes an explana

Emergency Housing Vouchers: A How-To Guide for Public Housing Agencies Now Available - HUD Exchange  The U.S. Department of Housing and Urban Development’s (HUD) Emergency Housing Voucher (EHV) program is a new housing voucher program funded by the American Rescue Plan Act.1 Through EHV, HUD is providing 70,000 housing choice vouchers to local Public Housing Authorities (PHAs) in order to assist individuals and families who are:
    • Homeless
    • At risk of homelessness
    • Fleeing, or attempting to flee, domestic violence, dating violence, sexual assault,                stalking, or human trafficking
    • Were recently homeless or have a high risk of housing instability. 


Housing Collaborative (Formerly Social Serve): This website provides an online housing locator, a customer service option, disaster relocation, special needs housing, as well as many other features. An Affordable Housing Locator can be found on this website as well. The MHDC Affordable Housing Locator allows you to search for housing by zip code.  Finding affordable, accessible, quality housing is a challenge.  This is an excellent starting point in the search for a place to live that meets your needs.  Missouri Housing Development Commission (MHDC) is dedicated to strengthening communities and the lives of Missourians through the financing, development, and preservation of affordable housing. USDA-Rural Development Multi-Family Housing provides information for areas around the state where low-income housing is available.   The USDA provides project-based Rental Assistance for over 250,000 apartment units throughout the nation. Tenants receiving Rental Assistance pay no more than 30% of their adjusted income for rent. Eligibility is determined by income standards set at the state and county level.

What is the difference between HUD housing and Section 8?

The Section 8 program provides rental subsidies to low-income families, while the HUD housing program provides government-owned homes to low-income families at discounted rental rates. Locate your local Public Housing Authority for additional information about available housing options.

GoSection8.com: is the largest rental listing service for Section 8 housing program tenants, landlords, and public housing agencies in the United States. This site provides free information about all housing options under the Federal Government’s Section 8 Housing Voucher Program in Missouri.

FEMA Housing Portal - This site will assist you in locating affordable rental housing in case of an emergency.

MoHousing Income & Expense Worksheet: When determining how much  you can afford to spend on housing, it is wise to look at monthly income in relationship to your monthly expenses. 
 
This tool can give you a visual picture of your financial situation as it pertains to housing affordability.  This latest revision includes a pie chart that is located below the income and expense section.  The chart will not appear until figures are entered into the expense section of the worksheet.  Another addition is a calculation next to the income/expense totals to show the percentage of income used for housing only and a second calculation showing the percentage of income used for housing and utilities combined.  This changes as numbers are entered.
 

Use the worksheet above to figure your income and expenses.  We have also included a Sample Monthly Income and Expense Worksheet with Pie Chart which has been completed as an illustration of how this tool might appear after data has been entered.

Understanding A Lease: A lease is an agreement between you and your landlord.  Once you have found an apartment or home to rent, it is important that you understand what is involved in a lease. This explanation, provided by United Way, is a basic list of what should be understood before you sign a lease. You should always keep a copy of your lease. There may be other factors to consider, and you should make sure you understand everything about the lease before signing it. For a complete understanding of the laws concerning leases in our state go to the Missouri Attorney General's Landlord/Tenant Laws to find valuable information concerning the rights and responsibilities of both parties.
